One of the biggest mistakes I see sellers make is pricing their home based on what a neighbor sold for during a stronger market—or based on how much they personally have invested in the property.
Buyers today have choices. They are comparing homes, watching price reductions, evaluating condition, and factoring in the cost of updates and repairs.
That doesn’t mean you need to give your home away.
It means your pricing strategy matters from Day One.
A home that is positioned correctly when it first hits the market has a much better opportunity to generate interest while the listing is still fresh.
Condition Matters—But Perfection Isn't Required
You don't necessarily need to remodel your home before selling.
Sometimes a few strategic improvements—fresh paint, professional cleaning, landscaping, decluttering, minor repairs and good staging—can make a significant difference.
Before spending thousands of dollars on renovations, find out which improvements buyers in your particular neighborhood are actually paying for.
Your Competition Matters More Than Ever
Your home's value isn't determined in isolation.
I look closely at:
- What has recently sold
- What is currently under contract
- What buyers can purchase instead of your home
- Days on market
- Price reductions
- Property condition and upgrades
- Buyer activity within your specific price range
That information helps us determine not only what your home may be worth, but how we should position it to compete.
